Salary/Compensation Statement:

  • Lane will work with the selected candidates to determine a schedule of 18 hours per week with work hours between 7 am and 4 pm Monday through Friday.
  • Schedule may vary with hours increasing up to 40 hrs a week during peak periods, up to 1039 hours in a 12-month period.

Required QUALIFICATIONS

Required Education:
High school graduation or equivalent.
Required Experience:
Two (2) years of experience in general facilities maintenance including HVAC equipment, plumbing systems, door hardware, locks, painting, landscaping, basic repairs and/or custodial duties is required.
Licensure or Certification Requirements
A current Oregon driver's license.

Preferred QUALIFICATIONS

Preferred Education
  • Completion of a mechanical HVAC, plumbing, electrical, or carpentry union apprenticeship program.
  • General building maintenance, repair, and/or landscaping training.
  • Training in energy efficiency.
  • Other related maintenance or construction training.
Preferred Experience
  • Experience providing landscaping and general building maintenance for a public entity.
  • Customer service experience in a public setting.

Position Purpose:
The Maintenance Worker does primary repairs, preventative maintenance, and landscaping for the Florence Center and coordinates the completion of more complex repairs, maintenance, and landscaping with main campus Facilities staff.
Essential Functions:
  • Coordinates and/or performs required repairs and maintenance on HVAC equipment, plumbing fixtures, desks, chairs, file cabinets, handrails, custodial equipment, overhead doors, door hardware, locks, electronic access system, and landscape.
  • Tracks and requests work using a Computerized Maintenance Management System.
  • Replaces light bulbs; glues down carpet tiles and performs minor carpet repair; paints.
  • Locks and unlocks rooms; performs security surveillance.
  • Repairs and replaces restroom dispensers, stall partitions, doors and hardware.
  • Installs adhesive non-skid strips on stair treads and thresholds.
  • Installs signs.
  • Responds to calls for emergency assistance.
  • Moves furniture; arranges desks, chairs and tables; takes down or sets up chairs and tables for events; picks up supplies; makes deliveries; sets-up instructional spaces.
  • Ensures that Florence Center passenger vehicles and truck are in good working order including performing minor vehicle maintenance and ensuring that repairs and major maintenance are completed when needed. Cleans interior and exterior of vehicles as needed and prior to use for Community Learning classes.
  • Performs other preventative maintenance, as assigned.
  • Coordinates contractor services to perform tests and determines need for maintenance to fire systems and fire extinguishers.
  • Collaborates and coordinates with Florence Center and Public Safety staff to implement fire and other safety drills.
  • Acts as onsite contact for fire, safety, and code officials as well as contractors performing renovations.
  • Custodial tasks may include: Vacuuming, spot cleaning, shampooing and extracting carpets; sweeping and mopping hard floors using hand or power equipment; stripping and refinishing hard floors; cleaning and waxing furniture; emptying trash and recycling containers; washing walls and mirrors; washing windows (inside and outside); dusting; cleaning white boards, drinking fountains, counters and lights; cleaning and sanitizing restrooms and replenishing restroom supplies.
  • Actively demonstrates Lane's core value of Sustainability including overseeing recycling.
  • Problem solve and manage sensitive information with appropriate awareness of FERPA standards; maintain confidentiality and sensitivity to the privacy needs of students.
  • Other duties as assigned.

Supervision Statement:
Works under the general direction of the college Director of Facilities Management and Planning. The Florence Center Dean provides day to day assignments and directions.
Physical Demands/Working Environment:
Stand and/or walk for extended periods; bend, stoop and twist repeatedly; work at heights of over twenty (20) feet as required by the position; lift and carry ladders, power and hand tools, maintenance equipment, and furniture weighing up to fifty (50) pounds; lift furniture weighing more than fifty (50) pounds with assistance; climb, work in confined spaces and work on knees as required by the position. Knowledge Skills and Abilities:
Knowledge of

  • Heating, ventilating and air conditioning systems including pumps, chillers, boilers, heat exchangers, piping systems and control valves, digital controllers and building automation systems
  • Fire alarm systems
  • OSHA regulations relating to building and grounds maintenance and custodial work

Knowledge of and skill in

  • Mechanical, plumbing and electrical maintenance
  • Lock maintenance and repair
  • Electronic hardware repair
  • Operation of all power and hand tools used in maintenance and repair
  • Applying occupational safety precautions and practices
  • Operation of floor, carpet, wall and office cleaning equipment and tools
